
The extension housed a large modern kitchen diner with patio doors to the back garden. From their first viewing the client didn’t think there were any problems with the house and in the initial conversation said, ‘The house is in good condition so I’m not too sure that I even need a survey’.
Our surveyor picked up on the following key issues:
Our client was initially concerned about the subsidence but it didn’t put them off the house. Instead, for peace of mind, they acquired a Building Control Completion Certificate and the Certificate of Structural Adequacy, produced by a structural engineer, from the current owner. They were satisfied the remedial work had been carried out to a good standard and that they would be able to get the appropriate house insurance. Also, due to the condition of the roof our client was able to renegotiate the purchase price. The kitchen was not as modern or well installed as our client first thought and they realised there were some short-term repairs to be carried out. However, overall they were happy to progress with purchasing the house knowing exactly what they were getting.
