Four Bedroom | Level 3 Building Survey, Sale


A client asked us to undertake a Building Survey on a house that they were keen on purchasing. 

After reviewing the findings of their report, they decided not to purchase the house.  They had made two visits to the house in Sale but had not picked up on the following issues:

  1. The loft conversion did not meet current Building Regulations and the staircase to it was dangerous to use.
  2. The panel to the front bay was coming away from the wall and causing internal cracking.
  3. There were a number of cracks to a plastered wall on the first floor which were caused by a wall being removed from the ground floor.
  4. A raised decking area in the garden required planning permission which had not been obtained.
  5. There was damp to internal walls caused by leaking gutter joints.
  6. There had been a leak behind the toilet and the floorboards were damp, which may have led to dry rot.

Although the client had really liked the house they realised they did not have the contingency money or the desire to fix all the repairs that were necessary and decided to move on with their search.
